In 1997, TMG acquired the 184,144-square-foot CRI building and an adjacent two-acre parcel of vacant land. At acquisition, the CRI building was the newest building in the Rockville submarket and the closest building to I-495. The property was 68% leased at acquisition; TMG stabilized the building within 15 months, rezoned the two-acre parcel for sale, and fully exited the investment.
